Luxury Mixed-Use Franchise Buildout

It was an honor to work with our favorite “The Yard Milkshake Bar” franchisee again. The build-out preparations began as the mixed-use property was still in the final stages of construction, therefore our team was involved from the beginning.

The prime location of Modera Prominence at the corner of Piedmont and Lenox in the Buckhead Loop was chosen for this location. “ Modera Prominence, a luxury mixed-use apartment community…features 319 apartment homes and 21,000 square feet of retail.”

The Yard Milkshake Bar franchise has a great story. “They opened in May of 2017 and were blown away by the positive reaction of the community and tourists alike in their hometown, Gulf Shores, Alabama. Making its debut on Shark Tank in 2019 and has since kept growing in popularity and demand! The Yard Milkshake Bar currently has 23 operating locations across the United States.”

90 Degree Construction is proud to say we have built both Georgia locations. The first was the Centennial Park location on Marietta Street.

For this build-out, we began with a “warm dark shell,” a commercial real estate term describing the condition of the space as it is leased to a tenant. The space did not have a slab or any mechanical components in place. Also, part of our building scope involved constructing a temporary exterior wall for the patio.

This was the first build-out we completed with a pool on top. The bottom of the pool was actually visible inside the dark box space (see above picture). We transformed the box to include the bright exposed ceiling and ducts, track lighting, stained and sealed concrete floors, storefront glass and doors on two sides, interior and exterior dining area, back-of-the-house kitchen, and an ADA restroom.

Working with clients on multiple projects is our favorite part of the business. building relationships with other small business owners is rewarding and makes this feel like so much more than just construction.
