#1 Do you help with permitting?

We can help obtain the permit for your project, and we work with some excellent permit expeditors to do so.

#2 Do you know a permit expeditor?

Yes! We have a few that we use and would recommend because they are experts at the permitting process in our local municipalities.

#3 Do you know an architect?

Yes, I have a handful of excellent architects that I recommend to my clients, and I actually try to match my client’s build-out with what I know about each architect’s specialties and client budgets.

#4 Do you work with designers?

We have worked with several designers over the years, and honestly, those have been some of our favorite projects. Designers help with so many choices ahead of time so that the projects stay on track in terms of time and budget

#5 Can you handle everything from Building Permits to Certificate of Occupancy?

Yes, and it really works better if we do. Most commercial property owners require their tenants to use a General Contractor to complete their build-out, even if there are only finishes and no permit required. And, of course, to get a building permit, the county/city will require you to have a General Contractor as well.

#6 How long does a typical build-out take?

It depends on the finishes' complexity and, of course, the inspection process. However, the typical small box, build-out can usually be completed in 8-12 weeks.

#7 How much does a build-out cost per square foot?

Okay, we get asked this one a lot! Without a set of architectural plans and subcontractor bids, it is virtually impossible to figure this one out because there are so many variables in commercial construction. Much of the cost depends on the existing space that is being leased to the tenant. Things such as existing mechanicals, ADA restroom requirements, walls where the tenant needs them, lighting packages, etc.

#8 What’s the first step in the process?

The first thing we would want to do is meet you at your commercial space and do a site visit.

Yes! we have time set aside each week for new clients and would love to meet you at your commercial space to discuss your plans. We can discuss architects, designers, and expeditors; if you already have all of those in place, we will be ready to start on a detailed bid for you.

#10 Can you give me a rough number so I can negotiate my lease?

So we really do not like this because it can cause confusion since only once an architect has finalized and you and your municipality have approved the plans can we truly see an accurate picture of the project scope. If you do have a basic architectural plan, we can give you a “ballpark” number to get you started. Speaking of negotiating leases, we know a few excellent tenant reps, and in our opinion, it would be a wise choice for you to speak with one.
