Looking into a tenant build-out project and not sure where to even start? 90 Degree Construction recently put together a user guide designed to help you navigate the process from start to finish. Regardless of your expertise level, this manual is easy to follow and full of tips and tricks. Some of the pointers featured in this manual include:

• Select a knowledgeable architect who can guide you through Building Code and ADA requirements. Make sure he or she is licensed with the state
• Communicate any landlord requirements to the architect to minimize construction time and costs
• Always ask for and expect a detailed and itemized cost estimate
• Make sure you get a one year post completion warranty on work performed
• Monitor regularly with weekly reports that include building department inspection results, progress pictures and schedule updates
• Weekly progress reports will help guide payments as you compare the percentage of work completed against the percentage of work being billed for by the contractor. Be careful that the percentage billed for is not in excess of the percentage completed.
